Condition Report
 
This document is as important as it establishes the condition of the property at the commencement of your tenancy. It will be used as a comparison at the end of your tenancy as the basis on which your bond is refunded.
Please check it and add comments as necessary. You have three (3) business days after the commencement of your tenancy to complete, sign & return the top copy to our office. If you neglect to return a signed copy of this report, you could forfeit your right to object if there is a disagreement at the end of your tenancy.


RENTING - Your Rights & Responsibilities:

This booklet is provided to assist you during your tenancy as it contains some very useful information. Please refer to it as necessary during your tenancy.


Rental Payments:

Rent is payable in advance on the due date as per the Lease Agreement. If you are experiencing any difficulties and are unable to make your rental payment on time, please contact our office immediately.

Our office can provide you with a Bpay card which enable you to pay via telephone banking or internet. If you decide to pay by cheque, please write your name and address on the back.
Keys:

It is your responsibility to return all keys to the property to our office at the end of the tenancy. If you change any locks during your tenancy, it is a provision of the Residential Tenancies Act that you supply the office with a copy.

Please advise our office of the new telephone number at the property when you have it connected. Also, if you change employment during your tenancy, please notify our office.


Maintenance & Repair Request:

All maintenance requests must be made in writing. You may do this via e-mail or via fax using the "maintenance request forms" provided in your Tenancy Kit.

Where possible, we aim to attend to requests as soon as possible, however in some instances we are required to obtain quotes & landlord's approval; in which case there may be a short delay. It is the tenant's responsibility to provide access and keep appointments with tradesmen.

NOTE: The maintenance of the garden/grounds is the responsibility of the tenant. Please ensure that the grass is kept cut & tidy, that excess paper and rubbish is removed. 
 

Insurance:

 
It is the tenant's responsibility to insure personal possessions (ie: contents insurance) against any loss, damage or theft. We are happy to assist you with any insurance issues and have attached a brochure for your viewing.


Ending the Tenancy:

 
As your Residential Tenancy Agreement is a legally binding document between you and your Landlord, there are legal obligations for both parties in regard to lease termination. If you wish to terminate your tenancy after the lease agreement has expired, you must give 28 days notice in writing prior to vacating.

If your tenancy agreement is still current and you wish to vacate, you are breaking your lease. This means you are responsible for the rental payments until a suitable replacement tenant is found or until the expiration of the lease, whichever is sooner. Also, you will be responsible for reimbursing the landlord for any loss suffered eg: re-letting fees, advertising expenses etc. Please contact our office immediately if you wish to terminate your tenancy and find out exactly what your obligations are.


Utilities:
 
As a tenant, you are responsible for utility connections and ensuring accounts are in the correct names.
